Law/Patents - Real Estate / Bill of Sale (rogito)
Italian term or phrase: Unitamente a maggiore consistenza
In a bill of sale, the total amount of the sale price is given, plus details of when the three instalments were paid. The phrase in question appears thus

" precisandosi che detto importo di complessivo Euro xxx.000,00 (xxx mila virgola zero zero) è stato
versato, unitamente a maggiore consistenza, mediante due bonifici bancari
accreditati in data 20 novembre 2023 ed in data 28 novembre 2023, sul conto
corrente dedicato di me Notaio, all'uopo appositamente incaricata"

I am not sure of the meaning of "unitamente a maggiore consistenza": does it mean that a larger sum than the mere balance due to the seller was paid to the notary (for example to include taxes and other fees the buyer had to pay to the notary) in the payment to the notary's special account ? And in any case, is there a stock phrase for this in real estate language?

Many thanks

Explanation:
The question is IMO contradictory as opens with a Bill of Sale *absolute* - used differently in US Am law vs. an English contract of sale of goods to transfer title to chattels / goods, and as opposed in English law to a Conditional Bill of Sale by way of *Mortgage* aka a chattel mortgage e.g. of a motor car or, in a probate sale, a 'form of assent' is used, both for chattels and real property /estate.

The question then ends with real estate that is transferred by a 'Conveyance on Sale' incliuding a Deed generally in US Am. law or by Purchase Deed - for unregd. land in England and Wales or a transfer form for regd land -> includes buildings.

My guess is that the transferor of the instal/l/ments of the purchase price is carving out a bigger slice of the cake for him-, her- or itself or themselvs > Daily Mail commentators: 'theirselves'.

Example sentence(s):
  • IATE: it pittogramma unitamente ad una visualizzazione alfanumerica COM en pictogram *coupled with* an alphanumeric display + consistenza en *consolidation* COM compactness COM
  • una vendita di una porzione di immobile a distaccarsi da una maggiore consistenza : 'a sale of a tract of land to be carved out of a larger holding'
