This term appears in a real estate rental agreement listing the rooms of the house.

Kathleen "En suite" in English usually means it has its own bathroom. I don't believe your suggestion of "en-suite sitting room" is very likely.

This contract was written in France and pertains to an estate near Saint-Tropez. Here's the fuller text:
Une chambre master situee au premier etage d'une superficie de 130m2 incluant deux salles de bain ainsi que deux dressings puis une terrasse vue mer de 30m2
Un chambre de compagnie de 30m2 egalement situee au premier etage

This has to be a bedroom. That's what 'chambre' almost always means in modern French, as opposed to 'salle'.

Here's another example:

companions bedroom

Although not really a term or concept we have in English, I've argued before for literal translations where they make some sense to the reader, who know that they are possibly reading a translation and/or about another country, and so understand that such a term as "companions bedroom" may be something that exists in that country

It also has the same structure as "master bedroom" and "guest bedroom" so it looks at home in this short list.

It looks ambiguous, meaning both 'drawing/living room' and 'guest room'.
If the latter, as distinct from the chambre d'invités, I can only imagine it is a two-bedroom en suite : two bedrooms connected by a common bathroom (and potentially another connection), but as I say, that is pure imagination.
Given it's position between 'master bedroom' and 'guestroom', it would appear to be a bedroom rather than a reception room.

So if it's not a generic chambre d'amis (amis plural) or a salon, maybe it's a chambre d'ami(e) plus plus plus (ami(e) singular, unless one is particularly energetic). Or maybe even a fully fitted sex dungeon …. ;-)

So several options, of which the most important has to be 'ask the customer'.

If the house is designed or has been adapted for the elderly or the disabled, or wealthy widows with dames de compagnie, maybe it's a 'companion room' is provided in care/retirement homes, and in an NZ motel.
