This formula is a standard feature of some Brazilian land transfer deeds. It describes the vendor's title to the property sold/transferred.
A justo título is defined in arts. 1202 and 1242 of the Brazilian Civil Code and means that the vendor's title and possession is good and lawful.
The translation is :
X is the proprietor and lawful possessor with good and lawful title, unencumbered and unaffected by any doubts (as to title), debts, disputes, onuses or liabilities, condominium debts, including mortgages of any type, actions in rem and/or for repossession, taxes and other imposts, and tax debts in default, of the following property.

: I would leave out "as to title" (in parentheses). It helps clarify the meaning of "doubts", but it's not in the original. "Dúvida" is sometimes translated as "question".

If the Escritura is referring to conveyancing of land, then this looks like part of the classic definition of a good root of title some of us learned a long time ago pre-the E-Conveyancing Protocol of registered so guaranteed title to land. The only thin missing is 'showing a continuous chain of ownership'.

Justo título é aquele que seria hábil para transmitir o domínio e a posse se não contivesse nenhum vício impeditivo dessa transmissão. Exemplo: uma escritura de compra e venda, devidamente registrada, é um título hábil para a transmissão de um imóvel.No entanto, se o vendedor não era o verdadeiro dono ou se era um menor não assistido por seu representante legal, a aquisição não se aperfeiçoa, podendo ser anulada. Porém, a posse do adquirente presume ser de boa-fé, pois tem justo título.
