When you buy a 'going concern's, a ready business, you may have to pay a 'premium', a considered value of the existing client base, ready suppliers etc., as well as for the 'fixtures and fittings', which have a 'notional value'. Also, if you are buying property in an excellent location, there might be a 'premium' hidden in the value, because of the excellent location. If you are buying the long lease on a property, that, also, carries a premium, which is apart of the agreed value of the lease. I think, 'AEPAS' is mostly used in Cyprus!

Ι suggest that the terms should be asked SEPARATELY, as different questions!!!
Someone owns a plot of land which can be built on, but has no financial clout to develop it himself. The plot is offered to a Developer and an agreement is drawn up between them. In exchange for the plot, and it's value, the Developer will finance and develop the plot, and build a block of flats, above a line of shops, say.
The agreement between the two Parties, is, in Exchange for the Value of the Plot, the owner would receive from the Developer, say 1 Shop No.xx and 1 flat, No.Y on the x floor. The owner then, has effected an 'exchange' of his plot with 2 units, and the Developer has benefited with a profit, by the sale of the remaining Units. Αυτό λέγεται 'αντιπαροχή'.

κοινό και αδιαίρετο = undivided share
