Hard/Soft ratio

English to French Bus/Financial Real Estate Prêts immobiliers

This is a Real Estate Loan Agreement.

Here's the context:
"7.1.8 Compliance with the Financial Ratios
(A) Compliance with the **Hard** Financial Ratios
the Borrower shall comply, at any time, on an aggregate basis, with:
(i) a LTV Ratio lower than or equal to sixty five per cent (65%) (the “Maximum LTV Ratio”); and
(ii) an ISCR Ratio equal to or greater than two hundred per cent (200%) (the “Minimum ISCR Ratio”);
(B) Compliance with the **Soft** Financial Ratios
the Borrower undertakes to credit the Excess Cash to the credit of the Reserve Account as further detailed by the provisions of article 7.3.3 (C)"
