compteur en défalcation

French to English Tech/Engineering Real Estate Contrat de Réservation
Hello fellow Sunday workers !

I'm hoping someone can shed some light on this expression, found in a "Contrat de Réservation" for office space.

"Charges privatives :
Le RESERVATAIRE prendra à ses frais exclusifs les charges privatives suivantes :
- La consommation d’eau glacée suivant ***compteur en défalcation*** relevé par le RESERVANT..."

Ok, so I get that the prospective tenant will have to pay their water consumption according to the water metre which will be read by the prospective landlord... but I'm not quite sure what to do with "en défalcation"...
Any ideas ?

I think that it is mean to state that the amount of water consumed that month will be calculated by deducting the current reading (défalcation = deduction) from the previous month's reading. I'm not sure how you would phrase that in English though.

tenant's own meter / secondary meter / sub-meter

compteur en défalcation =>

défalcation = subtracting one amount from another

HERE it's about an additional meter that's installed downstream from the main meter;

"la défalcation" / "the subtraction" is done by reducing the reading of the main meter by taking away the reading from the "sub-meter" / "secondary meter"!

the tenant pays according to the reading of the "compteur en défalcation" i.e. his own secondary/sub-meter, and that amount is subtracted from the bill established from the reading of the main [landlord's?] meter.

Apportioned (interim) main-meter reading

This is what the whole water or electricty metering process is called in large UK blocks of flats.

The interim reading - also in France - is taken on account of the final year-end reading.
Example sentence:

Par contre, pour les années à venir: - demander en AG la pose d'un compteur privé sur l'alimentation du portail - faire convenir que le comptage sera défalqué du comptage principal sur lequel est raccordé le portail,

I believe it refers to the current reading being deducted from the previous reading.

agree Didier Fourcot : Substract the reading at the end of stay from the one at arrival. Beware of "eau glacée", this is not cold water, but cooling water for air conditioning, the meter may actually measure an energy consumed rather than a volume
