I think that "cooperate" doesn't do the trick, because it refers to action taken by the parties, whereas "שיתוף" refers to the legal action of putting them in the same boat; "collaborate" has essentially the same meaning, so I think that also is not ideal.
"Partnership," on the other hand, refers to a status, rather than to specific action.

: But if he was looking for a partnership agreement, it would most likely be called הסכם שותפות or שותפות, not הסכם שיתוף. Since it's about real estate, maybe if you add "real estate" partnership agreement.

"הסכם שותפות," to the best of my knowledge, refers to a business partnership. "הסכם שיתוף," on the other hand, refers to *making* several parties into one legal personality: not a partnership, but, e.g., an association. English doesn't differentiate.

הסכם שיתוף במקרקעין הינו הסכם בין שותפים בדבר ניהול המקרקעין המשותפים, השימוש בהם, חובותיהם וזכויותיהם .
Which is why I would opt to distinguish it from a "standard" partnership agreement. Perhaps you can say as brochaspeyer suggested "co-ownership", or even shared ownership agreement.
