Spanish term

'portera o monte cerrado'

Por ahora mi traducción es: The purchase of the woods is done pursuant to 'main entrace gate or without inspection???' modality, so .......

La definición que encontré para 'closed forest' es: The 10 per cent threshold of crown cover encompasses both open and closed forests. The term closed forest refers to areas where tree cover exceeds 40 per cent while the term open forest refers to areas where tree cover is between 10 and 40 per cent. ...

without a survey/as seen

It literally means the gate or forest are closed, so presumably you're not allowed to carry out a survey before you buy. It doesn't get any Google hits, so it's possibly a phrase they coined themselves.
