German term

erweiterter Rohbau

German to English Law/Patents Real Estate Swiss law
The property XYZ is leased "im Zustand des erweiterten Rohbaus".

This is presumably slightly more than "Rohbau", but what does it include and is there any term for this in English?

Interesting info from Kim Interesting propositions in the info supplied by Kim.It seems, from reading it, that it's still a shell, but a bit further down the line than first fix. Basically, it means the structure is ready for decoration, etc.

In extended shell/first fix condition.

In other words, slightly more than the shell has been erected so far; but not to the second fix. To give an idea, first fix would be to insert the wooden stud wall frames and plaster board, second fix would be to actually plaster them.

Auch wenn's kein stehender Begriff ist: Bei uns erw. Rohbau= Rohbau + Fenster/Türen, Treppe, Estrich ohne Technik (El,Sani) und Innenausbau

Der Rohbau ist teilweise in der Landesbauordnung erwähnt. Er umfasst alle tragenden Teile (Gründung, Wände, Decken, Dachstuhl).Als erweiterten Rohbau könnte man dann die Dachdeckung, den Innen- und Außenputz und ggf. den Estrich erwarten. Man könnte, das heißt nicht, dass dies auf Grund des Begriffs auch zum Leistungsumfang gehört.

Electrical and plumbing first fix are the fixing of the wires and pipes in the fabric of the building, before plastering. Carpentry first fix is the provision of joists, studs and rafters.
(See first fix). Work which takes place after plastering, for example, fixing light switches, skirtings.

First Fix
Generally, the fixing of floor boarding, stairs, studding and door linings etc. in site work prior to the building being plastered. Roofing and joists also class as first fix. Items such as doors, architrave, skirting boards etc. are Second Fix.

First fix comprises all the work needed to take a building from foundation to putting plaster on the internal walls. This includes constructing walls, floors and ceilings, and inserting cables for electrical supply and pipes for water supply.
