Junta de Compensación

Hi everyone,

I was wondering if anyone has any ideas on how to translate the above. It appears in a contract for the works on a motorway in Spain and I understand the concept in Spanish, but not how to convey it in English.

I think that it is something along the lines of a body of owners of land upon which the road works are being carried out. What happens is that their land is expropriated and they have to carry out the works pertaining to their land at their own expense, supervised by the local council.
When I say "carry out", I don't mean doing the physical digging, but rather that they are responsible for said works.

Is there such a concept in the UK?

In Spanish the sentence goes something like this :
Las obras, situadas en el término municipal de XXXXX, ejecutadas para la **junta de compensación** de XXXX

Qué es una Junta de Compensación?, en palabras sencillas y resumiendo, el esquema es el siguiente:

La administración aprueba un planeamiento urbanístico para una zona, hacer un nuevo barrio como el PAU, por ejemplo. Luego decide el sistema para llevarlo a cabo, teniendo en cuenta que esos terrenos son de una serie de propietarios a los que deberá satisfacer, en este caso el de compensación.

Todos los propietarios de esa zona juntan sus terrenos, que luego volverán a repartirse pero en zonas edificables establecidas por el planeamiento, para esto se constituyen en una Junta de Compensación, el que no quiere formar parte se le expropia y punto. Digamos que como el suelo ya se ha convertido en urbanizable y para evitar que cada uno haga su promoción en su terreno sin mas y se edifique al libre albedrío, se aprueba un Proyecto de Compensación por el cual todos los propietarios ceden sus terrenos a la Junta, normalmente no transmiten, para que esta a cambio les dé proporcionalmente una serie de metros edificables, ubicados en una zona distinta de la que estos eran propietarios

I think that any contract that contains this term should have to carry a translation of the legal statement (such as the one you've just found) as an addendum. There are too many ins and outs to the concept and I'd don't think any one term is going to give more than a vague (an perhaps erroneous) idea of what these "juntas" can do and do.

There was a scandal around the area of Valencia a few years ago because there was a lot of "Land Grab" going on and some of it affected Brits who'd bought property here. It got to the UK press so you should be able to find info on it by googling LRAU or Land Grab Spain.
Perhaps there isn't such a thing in the UK....

There is no equivalent whatsoever for this in the English-speaking world.

I have translated this term a zillion times and always put 'compensation board' because there is no obviously better translation.

It has nothing in principle to do with expropriation. It occurs in multiple land development contexts.

Having said that I am pretty sure there is no better translation.

you actually make a very fair point.
agree Andy Watkinson : Correct. It involves no form of expropriation usually, although if a landowner refuses to join, they can seek expropriation. Unlikely, as they'll probably have died or moved on before they actually have to cough up. I've been waiting 17 years.
