C. Geschiktheidswaarde.

Onder gelegenheidswaarde of geschiktheidswaarde verstaat men de bijzondere
waarde die het goed ‘voor zijn eigenaar’ heeft, ofwel wegens het nut dat hij eruit
haalt, ofwel wegens het genoegen dat het hem verschaft. Zij bestaat zodra het
goed, geheel of gedeeltelijk, een waarde heeft waarmee de gewone kopers geen
rekening zouden houden. Het betreft een subjectief materieel schade-element.

Deze waarde staat in verband met en vereist bepaalde materiële aanpassingen,
gerieflijkheden en een schikking van de plaatsen die voor de bewoner (en voor
hem alleen) min of meer voordelig zijn. De loutere goede bewoonbaarheid van
het goed is onvoldoende om aanleiding te geven tot deze bijkomende
vergoedingspost.
